Why are there annual assessments (dues) for the association?
The association is responsible for providing maintenance and repair of all of the common areas owned by the Association (mowing, fertilizing, trimming of trees, shrubs, flowers, gates) to promote a healthy weed-free environment, utility bills for the common area, fire insurance for the full insurable replacement values of the common area, liability insurance for use of the common areas for the subdivision and providing a standard fidelity bond for board members. (Article III Section 3 of the Covenants)
What is the Common Area?
The definition is – all real property owned by the Association for the common use and enjoyment of the owners. (Article I Section 4)
When are the Homeowner’s Association meetings?
Meetings are held at least twice yearly with the annual elections held during July.
What is a special assessment and under which circumstances would that be required?
A “special assessment can be made once per year only for the purpose of defraying in whole or in part the cost of any construction, reconstruction, repair, or replacement of capital improvements on the common area. Any special assessment must be approved by the majority of each class of members. (Article III Section 4)
